Preview Party A Huge Success!

Mother Nature must approve of our eco-friendly design at 904 West, because she let up from torrential rains Monday to let us hold our amazing Preview Party Tuesday night under a pure blue Texas sky!

Well over 100 people attended the party at 904 West last night, eager to see the progress of our little development downtown. Our guests were treated to some delicious food, great drinks, live music and a personal tour of the site. How many other developers throw a party on-site while their development is still under construction? After this event, they all should. The feedback and interest we are receiving on the project has been tremendous!

Preview Party – Part Two

There is only one week to go before our 904 West Preview Party on Tuesday, October 27 and you are officially invited! If you haven’t received an invitation, consider this blog post your VIP pass…just make sure to RSVP at info@904west.com by Friday, October 23 to get on the list!

The Preview Party will be Tuesday, October 27 on site at 904 West Avenue in downtown Austin from 5:30 p.m. to 8:00 p.m. with live music, food from Rio Grande Mexican Restaurant and drinks from Dripping Springs Vodka, Paula’s Spirits and Z Tequila. We will also have demonstrations from our top vendors including Lighthouse Solar and Bosch. Plus, you will get to see the best of what 904 West has to offer, including our ideal downtown location!

We’re proud to announce that Deborah Johnson, a well-known local interior designer, has been chosen to select the interior finishes of 904 West. Her website features some great samples of her work: http://www.architecture365.com. Some of these finishes will include a variety of wood flooring, natural stone countertops, and LED lighting throughout. You can see samples of our finishes at the Preview Party next week.

Preview Party

It’s hard to believe it is already October! 904 West is coming along on schedule and we’re planning to have our first units available within just a few months. An upgrade of the entire roof structure is nearly complete and the solar panel grid is already under construction. If you’ve driven by in the last month, you can visually see the changes taking place.

In an effort to provide a rare “inside” look at the project during construction, we are hosting an exclusive Preview Party on October 27 for select downtown neighbors and guests. As we’ve mentioned before, we are taking some advanced steps in eco-friendly development, including a groundbreaking solar program designed to provide each unit its own solar power system. We are teaming with Lighthouse Solar on the project and representatives will be on hand at the party to demonstrate the new features of this cool new system. We will also have representatives from Bosch appliances. Before I forget, we will be offering some tasty beverages from Emerald City Press, along with yummy eats from Rio Grande Mexican Restaurant.

We are speaking with some additional vendors as well, so keep checking in!

Roof Upgrade

This week we begin replacing the roof at 904 West with an upgraded commercial TPO roof system. For the new roof, we have chosen a white reflective, 60 mil roofing membrane with tapered foam board from Firestone. This will give 904 West greater insulation and solar reflectivity, and an extended manufacturer’s warranty.

Once the roof is completed, we will begin installation of our solar panel system, the first of its kind in downtown Austin, offering individual unit owners direct benefit and ownership of their own solar system.

Web and Construction Update

As August ends, we are looking forward to launching our 904 West web site this week, and it looks great. Not only does it have all of our sales information for 904 West, but a really neat guide of what’s in the neighborhood.

Construction is going as planned and on schedule. The roof will be ripped off during the first few weeks of September and will be replaced with a commercial TPO flat roof. The plumbing and electrical work has also started to begin. By the way, the material for our exterior siding has changed. Instead of fiber rock, we will be using magnesium board. Magnesium board has some great benefits that include solid protection for sound, water, and most importantly – fire. It’s also an environmentally friendly building material that is in line with our vision for an eco-conscious community.

Public Sales Begin

This month, we are kicking off public sales on Phase One of 904 West!

About 1/2 of our 33 units are on sale starting this month, with 1/1 residential prices starting in the 160’s. Our live/work units also provide a great opportunity for entrepreneurs to open their own downtown office AND live the urban lifestyle. Plus, we have two commercial units for companies looking to own their office space.

Summer Construction Update

While the national economy is struggling, we’ve been hard at work on 904 West. Our team has completed the major demolition and we are close to completing the framing. Our Groundbreaking Solar Program

When we started this project, we were not only looking for more efficient ways to provide utilities and amenities, but we wanted to be unique. With our first of its kind solar power program, we have created a truly groundbreaking initiative in the Austin development market.

904 West will be the first multi-residence property in downtown Austin to offer individual photovoltaic solar power systems. What does this mean? Each owner will have access to their own solar power. Wow! Most other buildings use solar power to cut a little off the top from the power needs of the whole complex. However, our residents will be able to control the energy use of their unit by monitoring their own solar power. Imagine the savings!

What’s even more exciting is the way in which owners can monitor these systems – via the internet. Owners will be able to log on remotely from any location that has internet access and view the operation of their solar unit. The Solar program is another way that our residents will live in harmony with both the environment.

Construction Begins

Hello Austin! Construction has finally begun on our new project – 904 West – which we hope to have ready for residents by late fall. We’re excited to get started on what will be a groundbreaking development in downtown Austin, offering an ideal location along with a wide range of green amenities. We like to think of this project as a downtown alternative to high-rise living.

One of the best features of 904 West is the location. Near the intersection of 9th and West Avenue in downtown Austin, our future residents will be just blocks away from the West 6th Street entertainment district, with bars like J Black’s, The Ranch, Mother Egan’s and Molotov.
